Pradhan Mantri Awas Yojana 2025-26 : Eligibility, Registration & Payment

Owning a house in a city is a dream for many families in India — especially for those who struggle with rising property prices and limited income. But now, with the launch of Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0), that dream is closer to becoming a reality. Introduced in September 2024, this updated scheme aims to support urban families in building, buying, or renting affordable homes through direct financial assistance and interest subsidies.

Let’s understand how this scheme works and who can benefit from it.

What Is PMAY Urban 2.0?

PMAY-U 2.0 is a government housing scheme focused on providing “Housing for All” by the year 2029. It targets urban families from the Economically Weaker Section (EWS), Lower Income Group (LIG), and Middle Income Group (MIG) who do not own a pucca (permanent) house anywhere in India. The scheme offers financial aid and subsidized home loans to make housing more affordable.

The total budget for this version of the scheme is a massive ₹2.5 lakh crore, aiming to help 1 crore families across the country.

Four Ways to Get a Home under PMAY

  1. Beneficiary Led Construction (BLC): For people who already own land and want to build a house.
  2. Affordable Housing in Partnership (AHP): Buy ready-made homes built under partnerships with private or public builders.
  3. Affordable Rental Housing (ARH): Rent low-cost housing for temporary needs.
  4. Interest Subsidy Scheme (ISS): Get subsidies on home loan interest rates, reducing the financial burden.

Who Can Apply?

To be eligible, you must meet these conditions:

  • Belong to EWS (income up to ₹3 lakh/year), LIG (₹3–6 lakh/year), or MIG (₹6–18 lakh/year).
  • Not already own a permanent house in your or any family member’s name.
  • Must be a resident of India.
  • Priority is given to single women, widows, senior citizens, disabled persons, transgender individuals, SC/ST/OBC categories, and workers from street vending or artisan communities.

Financial Benefits

The government provides interest subsidies on home loans:

  • EWS & LIG: 6.5% subsidy on loans up to ₹6 lakh (₹2.67 lakh benefit)
  • MIG-I: 4% on loans up to ₹9 lakh
  • MIG-II: 3% on loans up to ₹12 lakh

In addition, under BLC, eligible families can receive up to ₹1.80 lakh in direct financial assistance, released in stages during construction.
